TITLE: Land Leasing and Development Managers
DEFINITION: Plan, direct, and coordinate the acquisition or disposition of land, rights-of-way, or property rights for development, mineral, oil or gas rights, or other special use through options, purchase, or lease agreements.
TASKS:
1. Makes final decisions regarding sales, leases, and purchases of real property based on evaluation of costs, available resources, and organizational interests.
2. Negotiates terms and conditions of agreements with property owners, public officials, and community representatives, and signs contracts to finalize transactions.
3. Directs and coordinates collection and auditing of funds from sales, purchases, and leases.
4. Directs staff activities such as preparing appraisal reports and feasibility studies, identifying availability and quality of land, and ascertaining ownership.
5. Administers and interprets general policies made by company officials and ensures conformance to established standards.
6. Studies financial transactions of competing companies or brokers to determine expenditure necessary to obtain leases and other contracts.
7. Prepares statistical abstracts to reveal trends in tax rates and proportion of workforce having specified skills in a given community.
8. Evaluates and promotes industrial-development potential of company properties.
9. Plans and directs field staff activities such as mineral sampling, surveying, water testing to determine optimal land usage.
10. Coordinates research activities with public utilities, universities, and other groups.
11. Authorizes or requests authorization for maintenance of non-controlled company properties such as dwellings, hotels, or commissaries.
12. Determines roads, bridges, and utility systems that must be maintained during construction.
13. Settles claims for property or crop damage.
